Details

Strata development is an important part of property development in urban areas. Since 1985 when the Strata Titles Act was introduced, it has been improved greatly to create new opportunities and facilitate various new developments in urban areas including phased development, low-cost development and gated community living. This book is written to provide a simple and practical guide on the law and practice of strata titles, including the application and processing of application for issuance of strata titles, and the management of strata schemes in Malaysia. It further considers and discusses the Building and Common Property (Maintenance and Management) Act 2007. It also gives guidance for the preparation and registration of strata schemes.

This book presents the law of strata titles in a practical way. It is written in simple language and provides insights into the actual workings of strata schemes. Potential problems are identified and suggested solutions put forth. The book benefits from the joint input and experience of two authors, one a vastly experienced land administrator and the other an academic carrying out wide-ranging researches in the area of real property development law.

The comparative perspectives of the law of strata titles in Singapore and New South Wales (Australia) have been provided wherever necessary only to highlight the introduction of strata title law into Malaysia.

The appendices to the book provide for the easy reference of readers the relevant forms and rules commonly encountered in the practice of strata title law.

This book is an invaluable and timely contribution to the literature on land law in Malaysia. It will certainly benefit land administrators, surveyors, property developers, legal professionals, architects, town planners, estate agents, property managers, academics, researchers and students in understanding the legal and institutional framework provided by the Strata Titles Act 1985.
